Mirror Lake, Lake Grove & Wildwood Elementary Schools

Permitted, bid, and built during the most volatile market conditions our region has seen, FORMA led this GC/CM team to successfully deliver three new elementary schools on schedule and under budget in Federal Way.

A bundled contract, our Preconstruction personnel worked closely with the District’s multi-faceted project group and our design team members to identify opportunities to bundle scopes and materials across all three sites–capitalizing on economies of scale and available resources in the strained marketplace.

As part of this approach, we also created bid packages that gave our team the flexibility to make best value decisions at the time of bid–in offering deductive alternates for combining multiple sites, for example, we were able to test the market while retaining the ability to make the final decision–rather than having it made for us at bid opening.
